The current proposal represents Phase 3 for the site and was contemplated during the previous approvals. The Phase 3 area is ±18,269.51 m2 and consists of: single retail food store with a GFA of ±3,969.60; 261 parking spaces (includes 1 motorbike space and 8 accessible spaces); 8 bicycle parking spaces; two new private approaches (one from Noella Leclair Way for general traffic and one from Roger Pharand Street for loading vehicles); and, landscaping. A space to the immediate west of the proposed building is reserved for future development.
