Description: A rezoning is required to permit site-specific exceptions to the R4UC zone for maximum lot area, minimum resident parking spaces, and minimum corner side yard setback. The maximum lot area requirement is 1070sq.m. After consolidating the two lots of 304 and 308 Donald St. the total is 1086sq.m, so we are requesting the maximum lot area to be increased to 1086sq.m. The minimum resident parking spaces required is ten, and we are requesting a change to permit 8 resident parking spaces. The minimum corner side yard setback required is 2.76m (matching the neighbor to the south), and we are requesting a change to permit 2.45m.
