The application is proposing to amend the current R4UD S(70) zone to 1) permit a reduced rear yard setback of 3.5m to the proposed addition; 2) permit a reduced aggregated soft landscape area of 8m2 in the rear yard (equal to 11% of the rear yard area); 3) permit an increased height of 9.51m and 10.7m measured to the top of roof surface and top projections, respectively, for the portion of the addition within Area A on Schedule 70 (to the side of the exisiting building); and 4) exempt the proposed development from provisions in Section 60 of the Zoning By-law which relate to additions to builidings within the Heritage Overlay.
