PURPOSE OF THE APPLICATION:
The Owner wants to demolish the existing dwelling and construct a two-storey, semi-detached
dwelling, with a secondary dwelling unit in each basement, as shown on plans filed with the
In order to proceed, the Owner requires the Authority of the Committee for Minor Variances from
the Zoning By-law to permit a reduced lot width of 7.63 metres for the easterly portion of the lot
(1288 & 1288 B Kilborn Avenue) and a reduced lot width of 7.63 metres for the westerly portion
of the lot (1286 & 1286 B Kilborn Avenue) whereas the By-law requires a minimum lot width of
9.0 metres for a semi-detached dwelling.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
