PURPOSE OF THE APPLICATIONS:
The Owner has filed Consent Applications (D08-01-15/B-00240 to D08-01-15/B-00244)
which, if approved, will have the effect of creating five separate parcels of land. The
existing six-unit apartment building is to remain on one parcel and it is proposed to
construct two, three-storey long (front-to-back) semi-detached dwellings on the other
parcels, as shown on plans filed with the Committee. The proposed parcels of land, the
existing dwelling and the new semi-detached dwellings will not be in conformity with the
requirements of the Zoning By-law.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
A-00232: 93 Lebreton St. N., Parts 1 & 2 on Draft 4R Plan – existing six-unit dwelling
a) To permit a reduced driveway width of 2.69 metres for a shared driveway (Parts
2, 3 & 5) whereas the By-law requires a minimum driveway width of 3.0 metres.
b) To permit a reduced communal amenity area of 23.79 square metres whereas
the By-law requires a minimum communal amenity area of 90 square metres.
A-00233: 95A Lebreton St. N., Parts 3 & 4 on Draft 4R Plan – proposed semi-detached
dwelling (front unit)
c) To permit a reduced lot area (together with Parts 5 to 8) of 178.9 square metres
whereas the By-law states that the minimum lot area required for a detached


dwelling in the applicable zone or subzone applies to the whole of the long semidetached dwelling including both dwelling units, which in this case is 270 square
metres.
d) To permit a reduced lot width (together with Parts 5 to 8) of 8.2 metres whereas
the By-law requires a minimum lot width of 10 metres.
e) To permit a reduced southerly interior side yard setback of 0.3 metres whereas
the By-law requires a minimum interior side yard setback of 1.2 metres.
f) To permit a reduced habitable floor space of 12.54 square metres for the first
floor of the rear unit whereas the By-law requires that the first floor of a dwelling
or dwelling unit must contain at least 40 square metres of habitable floor space.
g) To permit a reduced driveway width of 2.69 metres for a shared driveway (Parts
2, 3 & 5) whereas the By-law requires a minimum driveway width of 3.0 metres.
