PURPOSE OF THE APPLICATION:
The Owner wants to demolish the existing dwelling and garage and construct a threestorey, 12-unit apartment building, as shown on plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit a reduced front yard setback of 3.84 metres whereas the By-law requires
a minimum front yard setback of 6.0 metres.
b) To permit a reduced easterly side yard setback of 3.55 metres and a reduced
westerly side yard setback of 1.5 metres beyond the first 21 metres in from the front
lot line whereas the By-law requires a minimum side yard setback of 6.0 metres
beyond the first 21 metres in from the front lot line.
c) To permit a reduced communal amenity of 111.1 square metres (13.8875 square
metres for each of the first 8 units) whereas the By-law requires a minimum
communal amenity area of 120 square metres (15 square metres for each of the first
