PURPOSE OF THE APPLICATION:
The Owner has filed Consent Applications (D08-01-15/B-00449 & D08-01-15/B-00450)
which, if approved, will have the effect of conveying a small portion of the property to the
abutting land owner and creating an easement on its property. It is proposed to demolish
the existing buildings and construct a 30-storey mixed use building, with six levels of
underground parking, as shown on plans filed with the Committee. Portions of the
proposed building will not be in compliance with the minimum yard dimensions and
maximum permitted building heights as set out on Schedule 287 (see attached).
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To reduce the length of Area E to 24.7 metres (north west corner) on Schedule

287 whereas By-law 2012-269 requires a length of 25.0 metres.
b) To reduce the length of Area B to 12.0 metres (north west corner) on Schedule

287 whereas By-law 2012-269 requires a length of 12.3 metres.
c) To reduce the length of Area B to 9.7 metres (along the north) on Schedule 287

whereas By-law 2012-269 requires a length of 10.0 metres.
d) To reduce the length of Area F to 2.7 metres (north east corner) on Schedule 287

whereas By-law 2012-269 requires a length of 3.0 metres.
e) To reduce the length of Area A to 2.0 metres (north east corner) on Schedule 287

whereas By-law 2012-269 requires a length of 2.5 metres.
