The Owner wants to construct a second storey addition on the existing one-storey
restaurant (New Edinburgh Pub), as shown on plans filed with the Committee. As well,
the Owner wants to alter the facade of the first floor of the restaurant to match the
proposed second floor. The existing parking lot located on the west side of the property
also requires Minor Variances.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit reduced existing parking lot drive aisle widths of 6.211 metres whereas

the By-law requires a minimum parking lot drive aisle width of 6.7 metres.
b) To permit reduced existing landscaped buffer widths of 0 metres on the north, east

and west sides of the parking lot whereas the By-law requires a minimum
landscaped buffer width of 1.5 metres for parking lots that have between 10 and
99 parking spaces.
c) To permit a reduced existing landscaped buffer width of 0.192 metres along

Crichton Street whereas the By-law requires a minimum landscaped buffer width
of 3.0 metres for a parking lot abutting a street.
d) To permit a reduced corner side yard setback of 0 metres along Crichton Street

for the proposed second storey addition whereas the By-law requires a minimum
corner side yard setback of 1.0 metre for the first three storeys.

It should be noted that, for By-law purposes, the frontage on Beechwood Avenue is
deemed to be the front lot line for this property.
