PURPOSE OF THE APPLICATIONS:
The Owner has filed Consent Applications (D08-01-15/B-00446 & D08-01-15/B-00447) which, if
approved, will have the effect of creating two separate parcels of land. Both parcels as well as
the proposed development will not be in conformity with the requirements of the Zoning By-law.
The Owner wants to demolish the existing dwelling and construct two, two-storey detached
dwellings, with one dwelling on each of the newly created parcels, as shown on plans filed with
the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor Variances from
the Zoning By-law as follows:
A-00394: 1411 Normandy Crescent, Parts 1 & 2 on a Draft 4R-Plan submitted with the
applications, one dwelling.
Under By-law 2008-250
(a) To permit a reduced lot width of 14.50 metres whereas the By-law requires a minimum
lot width of 18.0 metres.
(b) To permit an increase in the building height to 8.84 metres whereas the
permits a maximum building height of 8.0 metres.

Under Zoning By-law Amendment 2015-228 (Infill Development Regulations – Phase II)
(c) To permit an increase in the building height to 8.84 metres, measured from the
existing average grade, whereas the By-law permits a maximum building height of 8.0
metres

THE APPLICATIONS indicate that the Property is the subject of current Consent Applications
