PURPOSE OF THE APPLICATION:
The Owner wants to construct an addition to the existing detached dwelling on the property
as shown on plans filed with the Committee, and it is proposed to create a secondary
dwelling unit within the existing dwelling. The application indicates the property is legally
non-complying with respect to lot area and lot width.
RELIEF REQUIRED:
The By-law states in part, that a secondary dwelling unit is not permitted on a lot that is
legally non-complying with respect to lot width or lot area. Therefore, in order to proceed, the
Owner requires the Authority of the Committee for Minor Variances from the Zoning By-law
as follows:
a) To permit a reduced lot area of 0.63 hectares for a lot containing a secondary dwelling
unit whereas the By-law requires a minimum lot area of 0.8 hectares;
b) To permit a reduced lot width of 36 metres for a lot containing a secondary dwelling
unit whereas the By-law requires a mimimum lot width of 60 metres.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
