PURPOSE OF THE APPLICATION:
As part of the proposed development on this property the Owner wants to construct a two-storey
athletic club at the north-east corner of the property behind the existing shopping centre main
building. The application indicates that the athletic club will be oriented towards and connected
by a walkway to Meadowlands Drive East, as shown on plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for a Minor Variance
from the Zoning By-law as follows:
Under By-law 2015-45
(a)

To permit at least 100% of the frontage of the proposed building along the corner
side lot line to be occupied by building walls located within 135 metres for a nonresidential and mixed use building whereas the By-law states in part that at least
50% of the frontage along the corner side lot line must be occupied by building wall
and located within 3.0 metres for a non-residential and mixed use building.

(b)

To permit 38% (125.46 square metres) of the surface area of the ground floor
facade, measured from the average grade up to a height of 4.5 metres, facing a
public street to be glazed whereas the By-law requires that 50% (165.09 square
metres) of the surface area of the ground floor facade, measured from the average
grade up to a height of 4.5 metres, facing a public street to be glazed.

THE APPLICATION indicates that the Property is the subject of a current Site Plan Control
Application (D07-12-15-0140) and Consent Application (D08-01-15/B-00357) under the
Planning Act.
