PURPOSE OF THE APPLICATIONS:
The Owner’s property consists of four full lots on a Plan of Subdivision. The Owner wants to
demolish the existing detached garage and construct a two-storey detached dwelling on the
westerly two lots (Lots 159 & 160) and retain the existing detached dwelling on the easterly two
lots (Lots 157 & 158). Both parcels will not be in conformity with the requirements of the Zoning
By-law. Plans for the proposed construction are as shown on plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor Variances from
the Zoning By-law as follows:
A-00371: 23B Rossland Avenue, Part 1 (Lots 159 & 160) on a Draft 4R-Plan filed with the
application, proposed dwelling.
(a)

To permit a reduced lot width of 15.20 metres whereas the By-law requires a
minimum
lot width of 19.5 metres.

(b)

To permit a reduced lot area of 439.9 square metres which includes the 23.17
square metres portion of the rear lane whereas the by-law requires a minimum lot
area of 600 square metres.

A-00372: 23 Rossland Avenue, Part 2 (Lots 157 & 158) on the plan submitted, proposed
dwelling.
(c)

To permit a reduced lot width of 15.20 metres whereas the By-law requires a
minimum lot width of 19.5 metres.

(d)

To permit a reduced lot area of 439.7 square metres which includes the 23.16
square metres portion of the rear lane whereas the By-law requires a minimum lot
area of 600 square metres.

THE APPLICATIONS indicate that the Property is not the subject of any other current
application under the Planning Act.
