PURPOSE OF THE APPLICATION:
The Owners want to construct a new 4.26 m x 2.44 m, one-storey sunroom addition at the northwest corner of their existing one unit of a semi-detached dwelling, as shown on plans filed with
Under Zoning By-law Amendment 2015-228 (Infill Development Regulations – Phase II)
In order to proceed, the Owner requires the Authority of the Committee for a Minor Variance
from the Zoning By-law to permit a reduced rear yard setback of 7.22 metres whereas the Bylaw requires that lots with a depth greater than 30 metres but less than 45 metres have a
minimum rear yard setback which is the greater of the Building height or the lot depth minus
22.5 metres. In this case, the minimum rear yard setback is 9.32 metres which represents the
lot depth of 31.82 metres minus 22.5 metres.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
