PURPOSE OF THE APPLICATION:
The Owner wants to construct a 13.63 m x 15.26 m, two-storey addition at the south-west corner
of the existing one-storey commercial/office building, as shown on plans filed with the
In order to proceed, the Owner requires the Authority of the Committee for Minor Variances from
the Zoning By-law as follows:
To permit an increase in the maximum number of parking spaces permitted to 39
spaces, or 3.6 parking spaces per 100 square metres of gross floor area, for an
office use building within 600 metres of a rapid transit station whereas the By-law
permits a maximum of 2.7 spaces per 100 square metres of gross floor area for an
office use building within 600 metres of a rapid transit station, in this case 29.5
To permit a reduced westerly side yard setback of 6.8 metres for the proposed
addition whereas the By-law requires a minimum interior side yard setback of 7.5
To permit a reduced rear yard setback of 3.0 metres for the proposed addition
whereas the By-law requires a minimum rear yard setback of 7.5 metres.
THE APPLICATION indicates that the Property is the subject of a current Site Plan Control
Application (D07-12-15-0148) under the Planning Act.
