PURPOSE OF THE APPLICATIONS:
The Owners have filed Consent Applications (D08-01-15/B-00360 & D08-01-15/B-00361) which,
if approved, will create two separate parcels of land. The Owners want to demolish the existing
dwelling and shed and construct two new two-storey detached dwellings, as shown on plans
filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owners require the Authority of the Committee for Minor Variances from
the Zoning By-law as follows:
A-00339: 51 Chippewa Avenue, Part 1 on a Draft 4R-Plan filed with the application, detached
dwelling.
(a)

To permit a reduced lot width of 16.85 metres whereas the By-law requires a
minimum lot width of 19.5 metres.

(b)

To permit a reduced lot area of 487.4 square metres, which includes the 25.7
square metre portion of the rear lane whereas the By-law requires a minimum lot
area of 600 square metres.

A-00340: 49 Chippewa Avenue, Part 2 on the plan submitted, detached dwelling.
(c)

To permit a reduced lot width of 13.56 metres whereas the By-law requires a
minimum lot width of 19.5 metres.

(d)

To permit a reduced lot area of 392.2 square metres, which includes the 20.7
square metre rear lane whereas the By-law requires a minimum lot area of 600
square metres.


It should be noted, that for By-law purposes, Chippewa Avenue is deemed to be the front lot line
for this property.
THE APPLICATIONS indicate that the Property is the subject of current consent applications as
noted above under the Planning Act.
