PURPOSE OF THE APPLICATION:
The Owner wants to establish a restaurant within the existing building, which will be
located on the ground floor, mezzanine level as well as the basement. The total gross
floor area associated with the restaurant would be 300 square metres, as shown on
plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for a Minor
Variance from the Zoning By-law to permit all uses in the TM zone to have a gross floor
area of 300 square metres, whereas By-law 2008-250 as amended by By-law 2015-44
states in part that any use other than an office, must be limited to a maximum gross floor
area of 225 square metres.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
