MINOR VARIANCE/PERMISSION APPLICATION

PURPOSE OF THE APPLICATION:
The Owner wants to install a garbage storage system (Molok System) between the loading area
for the new ‘Baton Rouge’ restaurant and the north property line along West Hunt Club Road. It
is proposed to construct a 2.9 m x 7.1 m concrete pad which will contain three garbage storage
bins, as shown on plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor Variances from
the Zoning By-law as follows:
a) To permit a reduced distance of 2.0 meters from the northerly property line abutting a public
street along West Hunt Club Road for the proposed garbage storage area whereas the Bylaw states that all outdoor loading and refuse collection area within a parking lot must be
located at least 9.0 metres from a lot line abutting a public street.
b) To permit a reduced buffer height of 1.2 metres (shrubs) to screen the refuse collection area
from the public street (West Hunt Club Road) whereas the By-law states that all outdoor
loading and refuse collection areas contained within a parking lot must be screened from
view by an opaque screen with a minimum height of 2.0 metres.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
