PURPOSE OF THE APPLICATION:
The Owners want to construct a one-storey, 3.96 m x 18.81 m addition at the rear of the
dwelling. As part of the renovations to the property it is also proposed to demolish the existing
carport and wood sided shed and construct a one-storey garage addition to the east side of the
dwelling, a second storey to the existing dwelling and new porch additions to the front of the
dwelling, all as shown on plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owners require the Authority of the Committee for a Minor Variance
from the Zoning By-law to permit a reduced rear yard setback of 20.52 metres whereas the Bylaw requires that lots with a depth greater than 30 metres but less than 45 metres have a
minimum rear yard setback which is the greater of the greater of the building height or the lot
depth minus 22.5 metres. In this case, the minimum rear yard setback is 21.96 metres which
represents the lot depth of 44.46 metres minus 22.5 metres.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
