MINOR VARIANCE/PERMISSION APPLICATION

PURPOSE OF THE APPLICATION:
The Owner wants to renovate its existing three-storey, mixed-use building by
constructing 11 residential units on the second and third floors, as shown on plans filed
with the Committee. The application indicates that the existing restaurant on the ground
floor will remain.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit 0 parking spaces for the proposed residential use whereas the By-law
requires a minimum of 6.0 parking spaces (0.5 spaces per dwelling unit).
b) To permit 0 bicycle parking spaces for the proposed residential use whereas the
By-law requires a minimum of 6.0 bicycle parking spaces (0.5 bicycle parking
spaces per dwelling unit).
c) To permit a reduced total amenity area of 0 square metres for the proposed
residential units whereas the By-law requires a minimum total amenity area of
96.5 square metres which must consist of 6.0 square metres per dwelling unit and
10% of the gross floor area of each rooming unit and a communal amenity area
that must be a minimum of 50% of the required total amenity area.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
