PURPOSE OF THE APPLICATION:
The Owner’s property currently contains a detached dwelling known municipally as 75
Pamilla Street, as well as a welding shop known as 77 Pamilla Street and a
woodworking operation located in a one-storey concrete building at the rear of the
dwelling. The existing welding and woodworking uses would appear to be legal nonconforming uses in the R4T zone.
The Owner wants to change the welding and woodworking uses on the property to an
artist studio/ office/ personal service business. As well, the Owner proposes to demolish
an addition at the rear of the concrete building and construct a 24.1 square metre
second-storey addition on the building, as shown on plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Permission of the Committee. The existing
welding and woodworking uses would appear to be legal non-conforming uses in the
R4T zone. Permission is requested to change from one legal non-conforming use
(welding and woodworking) to another legal non-conforming (artist studio/ office/
personal service business) as well as permission to extend a legal non-conforming use
for the proposed second floor addition.
The Owner also requires the Authority of the Committee for a Minor Variance from the
Zoning By-law to permit 4 parking spaces for the purposed artist studio/ office/ personal
service business use whereas the By-law requires a minimum of 7.94 parking spaces
(0.126 parking spaces per every 10 square metres of gross floor area).
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
