PURPOSE OF THE APPLICATION:
The Owner wants to construct a six-storey, 100-unit hotel (Hilton Homewood Suites) and a sixstorey, 105-unit apartment building which will be linked by a two-storey recreation complex with
an open terrace on the second floor, as shown on plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor Variances from
the Zoning By-law as follows:
a) To permit 34.44% of the building wall along Great Lakes Avenue to be set back 2.5 metres
from the lot line abutting the street whereas the By-law requires a minimum of 50% of the
building wall to be set back 2.5 metres from the lot line abutting a street.
b) To permit a reduced landscaped area of 26.12% of the lot area (3,009 square metres) on a
lot with at least 10 dwelling or rooming units whereas the By-law requires a minimum
landscaped area of 30% of the lot area (3454 square metres) on a lot with at least 10
dwelling or rooming units.
c) To permit the ground floor walls to contain a reduced percentage of windows and/or
entrances of (27.67% along Cordillera Street, 36.1% along Canadian Shield Avenue and
29.88% along Great Lakes Avenue whereas the By-law states that a minimum of 50% of the
length of the wall of any ground floor facing a public street must consist of windows and/or
entrances.
d) (i) To permit a reduction in the building height for the two-storey amenity area to 6.3 metres
for the first 3.0 metres in from the property line (Area B on schedule 306) whereas the Bylaw requires a minimum building height of 11 metres for the first 3 metres in from the lot
line.
(ii) To permit a reduction in the building height to 1.14 metres for the parking deck located on
the north end of the site (Area A on schedule 306) whereas the By-law requires a
minimum building height of 11 metres.


(iii) To permit an increase in the building height to 16.7 metres for the first 3 metres in from
the property line for the hotel portion of the building fronting on Great Lakes Avenue and
Canadian Shield Avenue (Area B on schedule 306) whereas the By-law permits a
maximum building height of 11 metres for the first 3 metres in from the property line.
(iv) To permit an increase in the building height to 18.5 for the first 3 metres in from the
property line for the apartment portion of the building fronting on Canadian Shield Avenue
and Cordillera Street (Area B on schedule 306) whereas the By-law permits a maximum
building height of 11 metres for the first 3 metres in from the property line.
e) To permit increased setbacks from a building wall to a lot line abutting a street of 11.799
metres on Great Lakes Avenue, 10.976 metres on Canadian Shield Avenue and 14.073
metres on Cordillera Street whereas the By-law permits a maximum setback of 4.5 metres
from a building wall to a lot line abutting a street for the entire length of the building wall
nearest to a lot line abutting a street.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
