PURPOSE OF THE APPLICATION:
The Applicant wants to renovate its commercial building in order to operate a musical
rehearsal studio and art gallery. In addition, it is proposed to construct two apartment
dwellings on the second floor The application indicates that nine parking spaces are to
be provided and will be located on a portion of land south of the building, as shown on
plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law for the proposed parking layout as follows:
a) To permit a reduction in the driveway width to 3 metres (at its narrowest point)
whereas the By-law requires that a driveway providing access to a parking lot
must have a minimum width of 6.7 metres for a double traffic lane.
b) To permit a reduction in two-way parking aisle widths to 4 metres (at its
narrowest point) whereas the By-law requires a minimum parking aisle width of
6.7 metres for parking spaces with a 90 degree angle.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
