PURPOSE OF THE APPLICATIONS: The Owner has filed Applications for Consent (D08-01-15/B-00306 & D08-01-15/B00397) which, if approved will have the effect of creating two separate parcels of land. The Owner wants to construct two, two-storey detached dwellings, with one dwelling on each of the newly created parcels. The existing dwelling is to be demolished and the existing shed located at the north-east corner of the property is to remain. Both parcels as well as the proposed development on this property will not be in conformity with the requirements of the Zoning By-law RELIEF REQUIRED: In order to proceed, the Owner requires the Authority of the Committee for Minor Variances from the Zoning By-law as follows: A-00295: 59 Bradford Street, Part 2 on a Draft 4R-Plan, proposed detached dwelling a) To permit a reduced lot area of 303.8 square metres whereas the By-law requires a minimum lot area of 450 square metres. b) To permit a reduced lot width of 10.06 metres whereas the By-law requires a minimum lot width of 15 metres. c) To permit a reduced total interior side yard setback of 2.82 metres (southerly side yard of 1.61 metres and a northerly side yard of 1.2 metres) whereas the By-law requires a minimum total interior side yard setback of 3.0 metres, with no yard less than 1.2 metres. d) To permit an increase in the building height to 8.5 metres whereas the By-law permits a maximum building height of 8.0 metres.
