MINOR VARIANCE/PERMISSION APPLICATION

PURPOSE OF THE APPLICATION:
The Owner wants to replace the existing flat roof on the two-storey, three-unit (tri-plex)
with a new 5/12 pitched sloped gabled roof over the rear portion of the dwelling, as
shown on plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit a reduced existing rear yard setback of 19.8% of the lot depth, or 5.98
metres, whereas the By-law requires a minimum rear yard setback of 25% of the
lot depth, which in this case, is 7.56 metres.
b) To permit a reduced existing westerly interior side yard setback of 0.21 metres
whereas the By-law requires a minimum interior side yard of 1.2 metres.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
