PURPOSE OF THE APPLICATION:
In October of 2012, an application for Minor Variance (D08-02-12/A-00253) was
approved for the construction of a six-storey, mixed-use building along Sparks Street
and an eighteen-storey, mixed-use building along Queen Street, with five levels of
underground parking. The Owner wants to make adjustments to the proposed parking
garage, as shown on plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit a reduced two-way driveway width of 5.6 metres for the first 1.2 metres
of the garage entrance whereas the By-law requires a driveway providing access
to a parking lot or parking garage to have a minimum width of 6.7 metres for a
double traffic lane.
b) To permit a reduction in two-way parking aisle widths to 6.2 metres whereas the
By-law requires a minimum parking aisle width of 6.7 metres.
c) To permit 47 of the 229 non-required parking spaces to be reduced in size to 2.4
metres by 4.6 metres whereas the By-law permits 40% of required parking
spaces to be reduced in size to 2.4 metres by 4.6 metres.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
