MINOR VARIANCE/PERMISSION APPLICATION

PURPOSE OF THE APPLICATION:
The subject property contains a two-storey commercial building along with twelve
parking spaces located at the rear of the building. The second floor is occupied by an
office tenant. As part of the renovations to the property, it is proposed to reallocate the
existing parking spaces for the current and proposed tenants of the building. The
Owner wants to establish a restaurant with the main use being located on the ground
floor with amenities on the second floor level, expand the existing second floor office
space, as well as establish three retail units and one personal service office use on the
ground floor, all as shown on plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit 4 parking spaces for restaurant use whereas the By-law requires a
minimum of 27 parking spaces (0 spaces for the first 150 square metres of gross
floor area, 3 spaces for the next 50 square metres of gross floor area over 150
square metres and 10 spaces per 100 square metres of gross floor area over
200 square metres) for restaurant use.
b) To permit 2 parking spaces for personal service office use on the ground level
whereas the By-law requires a minimum of 4 parking spaces (2 spaces for every
100 square metres of gross floor area) for personal service office use.
c) To permit 4 parking spaces for office use on the second level whereas the By-law
requires a minimum of 11 parking spaces (2 spaces for every 100 square metres
of gross floor area) for office use.
THE APPLICATION indicates that two parking spaces are provided for one of the
proposed retail uses and that those parking spaces are to remain in the existing parking
lot and the Property is not the subject of any other current application under the
