PURPOSE OF THE APPLICATIONS:
The Owner has filed Consent Applications (D08-01-15/B-00279 to D08-01-15/B-00282)
which, if approved, will have the effect of creating four separate parcels of land. It is
proposed to construct a three-storey, three-unit townhouse dwelling, fronting on McLeod
Street and the existing duplex dwelling will remain on the parcel fronting on Bronson
Avenue, as shown on plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
A-00275: 499 Bronson Ave., Parts 1 & 6 on Draft 4R Plan – existing duplex dwelling
a) To permit a reduced lot width of 7.6 metres whereas the By-law requires a
minimum lot width of 9.0 metres.
b) To permit a reduced lot area of 185.7 square metres whereas the By-law
requires a minimum lot area of 270 square metres.
c) To permit a reduced front yard setback of 1.63 metres whereas the By-law
requires a minimum front yard setback of 3.0 metres.
d) To permit a reduced rear yard setback of 9% of the lot depth, or 2.06 metres
whereas the By-law requires a minimum rear yard setback of 25% of the lot
depth, or in this case, 5.8 metres.
e) To permit a reduced parking space length of 4.88 metres for two parking spaces
whereas the By-law requires a minimum parking space length of 5.2 metres.
f) To permit the front stoop and steps to project to 0.55 metres from the front lot line
whereas the By-law states that in the case of a front yard, stoops and steps must
be no closer than 0.6 metres to a lot line.
g) To permit a reduced total interior side yard setback of 0.86 metres with yards of
0.61 metres (north) and 0.25 metres (south) whereas the By-law requires a
minimum total interior side yard setback of 1.8 metres, with no yard less than 0.6
metres.

h) To permit a reduced lot area of 80.2 square metres whereas the By-law requires
a minimum lot area of 165 square metres.
i) To permit a reduced front yard setback of 0.63 metres whereas the By-law
requires a minimum front yard setback of 3.0 metres.
j) To permit a reduced rear yard setback of 0.77 metres whereas the By-law
requires a minimum rear yard setback of 4.0 metres.
k) To permit a reduced corner side yard setback of 0.45 metres whereas the By-law
requires a minimum corner side yard setback of 3.0 metres.
l) To permit a parking space to be located on an abutting lot whereas the By-law
requires parking to be located on the same lot as the use or building for which it
is provided.
m) To permit the front steps to project to 0.17 metres from the front lot line whereas
the By-law states that in the case of a front yard, steps must be no closer than
0.6 metres to a lot line.

n) To permit a reduced lot area of 81.3 square metres whereas the By-law requires
a minimum lot area of 165 square metres.
o) To permit a reduced front yard setback of 0.63 metres whereas the By-law
requires a minimum front yard setback of 3.0 metres.
p) To permit a reduced rear yard setback of 1.8 metres whereas the By-law requires
a minimum rear yard setback of 4.0 metres.
q) To permit a reduced lot width of 4.66 metres whereas the
