MINOR VARIANCE/PERMISSION APPLICATIONS

PURPOSE OF THE APPLICATIONS:
The Owner has filed Applications for Consent (D08-01-15/B-00270 to D08-01-15/B00272) which, if approved, will have the effect of creating three separate parcels of land.
Two of the parcels will not be in conformity with the requirements of the Zoning By-law.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
A-00263: 1145 Heron Road, Part 3 on a Draft 4R-Plan filed with the application, the
a) To permit a reduced parking space rate of 4 spaces per 100 square metres of gross
floor area (a total of 8 spaces) whereas the By-law requires a parking space rate of 3
spaces for the first 50 square metres of gross floor area plus ten spaces per 100
square metre of gross floor area over 50 square metres of gross floor area ( a total
of 18 spaces).
A-00264: 1143 Heron Road, Part 2 on the plan submitted, existing detached dwelling
b) To permit a reduced interior side yard setback of 1.185 metres whereas the by-law
requires a minimum total interior side yard setback of 3.0 metres, with one minimum
yard, no less than 1.2 metres.
THE APPLICATIONS indicate that the Property is the subject of current Consent
applications as noted above under the Planning Act.
