MINOR VARIANCE/PERMISSION APPLICATION

PURPOSE OF THE APPLICATION:
The Owner wants to demolish the existing dwelling and construct a two-storey, semidetached dwelling with a secondary dwelling unit in the basement of each unit, as
shown on plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit a reduced lot area of 158.1 square metres for the northern portion of the
lot (with a lot width of 7.62 metres) and 158.7 square metres for the southern portion
of the lot (with a lot width of 7.62 metres) for the proposed semi-detached dwelling
whereas the By-law requires a minimum lot area of 165 square metres.
b) To permit a secondary dwelling unit in each half of the proposed semi-detached
dwelling on lots that are legally non-complying with respect to lot area whereas the
By-law states, in part, that a secondary dwelling unit is not permitted on a lot that is
legally non-complying with respect to lot area.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
