MINOR VARIANCE/PERMISSION APPLICATION

PURPOSE OF THE APPLICATION:
The Owner has filed Consent Applications (D08-01-15/B-00250 to D08-01-15/B-00252)
which, if approved, will have the effect of creating three separate parcels of land. It is
proposed to demolish the existing dwelling and construct a two-storey detached
dwelling, and a two-storey semi-detached dwelling on the parcels, as shown on plans
filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law for the proposed two-storey detached dwelling (Part
1 on Draft 4R-Plan), as follows:
a) To permit a reduced lot width of 8.50 metres whereas the By-law requires a
minimum lot width of 9 metres.
b) To permit a reduced lot area of 264.4 square metres whereas the By-law
requires a minimum lot area of 270 square metres.
c) To permit a reduced front yard setback of 5.30 metres whereas the By-law states
that the minimum required yard setback for a yard abutting a street must be, on
an interior lot abutting a corner lot where the dwelling on the corner faces a
different street, the front yard setback of the abutting residential lot that faces the
same street, in this case, 5.41 metres.
THE APPLICATION indicates that the Property is the subject of the above noted
Consent Applications under the Planning Act.
