PURPOSE OF THE APPLICATION:
The Owner wants to renovate and expand the existing two-storey detached dwelling. It
is proposed to construct a third-storey addition above the existing dwelling, widen the
existing carport at the rear of the dwelling, as well as add a second storey living space
with roof top terrace above the carport, all as shown on plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
Under By-law 2008-250
a) To permit a reduced rear yard setback of 0 metres whereas the By-law requires a
minimum rear yard setback of 4 metres.
b) To permit a reduced front yard setback of 0.95 metres whereas the By-law
requires a minimum front yard setback of 3 metres.
c) To permit a reduced total interior side yard setback of 0.78 metres with a reduced
northerly interior side yard setback of 0.37 metres and a reduced southerly
interior side yard setback of 0.41 meters whereas the By-law requires a minimum
total interior side yard setback of 1.8 metres, with one minimum side yard no less
than 0.6 metres.
d) To permit two canopies to project 0.76 metres into the front yard to 0.19 metres
from the front lot line whereas the By-law permits a canopy to project 1.8 metres
into the front yard, but no closer than 0.6 metres to a lot line.
e) To permit a covered porch to project 0.95 metres into the front yard to 0 metres
from the front lot line whereas the By-law permits a porch to project 1.8 metres
into the front yard, but no closer than 0.6 metres to a lot line.


Under Zoning By-law Amendment 2015-228 (Infill Development Regulations – Phase II)
f) To permit a roof top terrace to be located 0.1 metres from the exterior wall of the
building whereas the By-law requires that roof top terraces be located a minimum
of 1.5 metres in from any exterior wall of the building.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
