PURPOSE OF THE APPLICATION:
The Owner is proposing renovations to her existing detached dwelling which will include
the construction of a 24.74 m x 10.31 m second floor addition above the entire dwelling
along with a 7.32 m x 10.31 m second-storey patio above the garage (north), a
2.08 m x 2.21 m addition at the rear (west) and a 5.04 m x 2.08 m second floor addition
at the south-west corner of the dwelling as well as a 4.42 m x 4.72 m one-storey
addition at the front (east) of the dwelling, all as shown on plans filed with the
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit a reduced southerly interior side yard setback of 1.06 metres whereas the
By-law requires a minimum interior side yard setback of 3.0 metres.
b) To permit a reduced setback of 18.3 metres from the normal high water mark for the
proposed addition at the south-west corner of the dwelling whereas the By-law
requires a minimum setback of 30 metres from the normal highwater mark of any
watercourse or waterbody.
c) To permit a reduced setback of 9.30 metres from the normal high water mark for the
proposed septic system whereas the By-law requires a minimum setback of 30
metres from the normal high water mark of any watercourse or waterbody.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
