PURPOSE OF THE APPLICATION:
The Owner wants to demolish the existing cottage at 1850A River Road and construct a
two-storey addition to the existing dwelling at 1850B River Road, including a garage on
the lower level and living space above. The application indicates that the existing

In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit a reduced interior (northerly) side yard setback of 2.19 metres whereas
the By-law requires a minimum side yard of 4.5 metres.
b) To permit an increase in lot coverage to 28% of the lot area (1850A and 1850B
combined), whereas the By-law permits a maximum lot coverage of 15% of the

d) To permit a reduced setback of 11.1 metres from the normal high water mark
(Rideau River and Canal), whereas the By-law requires a minimum setback of 30
metres to the normal high water mark of an watercourse or waterbody.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
