PURPOSE OF THE APPLICATION:
The Owner wants to renovate its existing two-storey detached dwelling which will
include replacing the brick on the front wall, removing a porch stoop and canopy and
constructing a new covered front porch, installing a landscaped window well at the front
as well as adding a new side entry with steps and a landing for a proposed basement
apartment, all as shown on plans filed with the Committee.
RELIEF REQUIRED:
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Heritage Overlay provisions of the Zoning By-law as follows:
a) To permit a proposed covered porch to be located in the front yard of the

dwelling whereas the By-law states that an addition to a building in an area to
which an heritage overlay applies is permitted only if it is not located within a
front yard.

b) To permit a proposed landscaped window well to be located in the front yard of

the dwelling whereas the By-law states that projections are not permitted into the
front, corner side yard or side yard in an area to which an heritage overlay
applies.

c) To permit proposed steps and a landing to be located in the southerly side yard

of the dwelling whereas the By-law states that projections are not permitted into
the front, corner side yard or side yard in an area to which an heritage overlay
applies.

It should be noted that an Application for Consent (File No. D08-01-15/B-00298) has
been filed by the property owner at 263 Somerset Street West for the benefit of this
property.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
