MINOR VARIANCE/PERMISSION APPLICATION

PURPOSE OF THE APPLICATION:
At its Hearing on February 18, 2015, the Committee granted Consent Applications
(D08-01-14/B-00457 & D08-01-14/B-00458) and adjourned applications (D08-01-14/B00459 & D08-02-14/A-00416) sine die. The Owners have reactivated Consent
Application (d08-01-14/B-00459) and have submitted a new Consent Application (D0801-15/B-00321) which, if approved, will create two new parcels of land. The Owners
want to demolish a portion of the attached garage located on the south side of the
existing dwelling and construct a new detached dwelling on the newly created parcel.
Because of the proposed reconfiguration the parcel containing the existing dwelling will
not be in conformity with the requirements of the Zoning By-law.
In order to proceed, the Owners require the Authority for a Minor Variance from the
Zoning By-law to permit a reduced rear yard setback of 4.8 metres whereas the By-law
requires a minimum rear yard setback of 6 metres.
It should be noted that, for By-law purposes, the frontage on Henri Lauzon Street is
deemed to be the front lot line for this property.
THE APPLICATION indicates that the Property is the subject of a current application as
noted above under the Planning Act.
