PURPOSE OF THE APPLICATION:
The Owner wants to subdivide its property into two separate parcels of land in order to
create a new commercial lot for the proposed Cabela’s retail store.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owner requires the Consent of the Committee for a Conveyance
and a Grant of Easement/Right-of-Way.
The land to be severed, is shown as Parts 1 & 2* on a Draft 4R-Plan. Part 1 is
landlocked and will contain an area of 28,846 square metres will contain the proposed
Cabela’s retail store to be known municipally as 3065 Palladium Drive. Part 2, which is
the proposed easement/right-of-way, will have a frontage of 8.11 metres on Campeau
drive and will contain an area of 4,955 square metres.
The remaining land will have a frontage of 108 metres on Campeau Drive, to an
irregular depth and will contain an area of 318,295 square metres. This parcel will
contain a number of proposed retail stores which will form part of the Kanata West
Retail Centre, to be known municipally as 3001 Palladium Drive.
*It is proposed to grant an easement/right-of-way over Part 2 on the plan submitted for
temporary access to the site during construction of the Cabela’s retail store.
THE APPLICATION indicates that the Property is the subject of a current Minor
Variance Application (D08-02-15/A-00206), aSite Plan Control Application (D07-12-150016) and a Subdivision Application (D07-16-11-0024) under the Planning Act.
