PURPOSE OF THE APPLICATIONS:
The Owner wants to subdivide the property into three separate parcels of land. It is
proposed to construct a three-storey semi-detached dwelling with roof top terraces on
two of the parcels along Concord Street South, and the existing six-unit building will
remain on the corner parcel.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owner requires the Consent of the Committee for Conveyances.
The property is shown as Parts 1, 2 & 3 on a Draft 4R Plan filed with the applications and
the separate parcels will be as follows:

The retained land, shown as Part 1 on said Draft 4R Plan, will have a frontage of 15.535
metres on Concord Street South, a depth of 20.11 metres and will contain an area of
312.2 square metres. This parcel will contain the existing six-unit building.
The proposed parcels of land and dwellings will not be in conformity with the
requirements of the Zoning By-law and therefore, Applications for Minor Variances (D0802-14/A-00387 to D08-02-14/A-00389) have been filed and will be heard concurrently
with these applications.
