PURPOSE OF THE APPLICATION:
The Owner wants to convey a portion of her property to the abutting landowner to north known
municipally as 248 Richardson Avenue.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owner requires the Consent of the Committee for a Conveyance. The
land to be conveyed, shown as Part 2 on a Draft 4R-Plan filed with the application, will have a
frontage of 2.76 metres on Richardson Avenue, to a depth of 30.46 metres and will contain an
area of 84 square metres. This parcel contains an existing shed which is to be demolished.
The remaining lands, shown as Part 3 on the plan submitted will have a frontage of 12.48
metres on Richardson Avenue, to a depth of 30.45 metres and will contain a lot area of 380
square metres. This parcel contains the existing dwelling known municipally as 252 Richardson
Avenue.
Approval of this application will have the effect of creating one parcel of land which will not be in
conformity with the requirements of the Zoning By-law and therefore, Minor Variance Application
(D08-02-15/A-00384) will be heard concurrently with this application.
