PURPOSE OF THE APPLICATIONS:
This property contains a 23-storey building which consists of a commercial retail space
on the ground level (Shoppers Drug Mart), a four-storey above ground commercial
parking garage and a 245 unit residential condominium (Ottawa-Carleton Standard
Condomium Plan No. 829) with its associated underground parking garage. The
condominium is under separate ownership from the retail space and the commercial
parking garage and does not form part of the current applications.
The Owner wants to sever the commercial parking garage from the retail space in order
to delineate between the retail space and commercial parking garage uses at the subject
property.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owner requires the Consent of the Committee for Conveyances,
Partial Discharge of Mortgage/Charge, Grant of Easement/Right of Way, Lease and Joint
Use and Maintenance Agreement.
The severed lands are shown as Parts 1 to 7 on a Draft 4R-Plan filed with the
applications and the separate parcels will be as follows:

It is proposed to create an easement over Part 5 in favour of Parts 1, 3, 4, 6 and 7 for
access to the elevator, and an easement over Part 2 in favour of Parts 1, 3, 4, 6 and 7 to
