PURPOSE OF THE APPLICATION:
The Owner wants to subdivide its property into two separate parcels of land. It is proposed to
construct a shopping centre, consisting of a 14,500 square metre retail store (Costco), gas bar,
nine retail buildings and associated surface parking, on this property.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to proceed, the Owner requires the Consent of the Committee for a Conveyance, Grant
of Easement/Right-of-Way and a Joint Use and Maintenance Agreement. The land to be
conveyed, shown as Parts 1, 2 & 8 on a Draft 4R-Plan filed with the application, will have a
frontage of 46.53 metres on Systemhouse Street (future road) and will contain a lot area of
57,232.45 square metres. This parcel will contain a proposed retail store, gas bar and parking
lot.
The retained land, shown as Parts 3 to 7 on said plan, will have frontages of 105.45 metres on
Systemhouse Street (future road), 362.11 metres on Strandherd Drive and 283.22 metres on
Crosskey Place (future road) and will contain a lot area of 62,258.45 square metres. This parcel
will contain the remainder of the shopping centre and parking lot, including nine retail buildings.
It is proposed to create Easements over Parts 2, 3 & 8 on the Draft 4R-Plan for shared
access/service easements.
THE APPLICATION indicates that the Property is the subject of an Official Plan amendment
(File No. D01-01-12-0013), Zoning By-law amendment (File No. D02-02-12-0119) and a
Subdivision application (File No. D07-16-12-0023) under the Planning Act.
