PURPOSE OF THE APPLICATION:
The Owner wants to subdivide his property into two separate parcels of land in order to create
separate ownerships for the existing semi-detached dwelling.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to proceed, the Owner requires the Consent of the Committee for a Conveyance, Partial
Discharge of Mortgage/Charge and a Joint Use and Maintenance Agreement. The land to be
conveyed, shown as Parts 1 & 2 on a Draft 4R-Plan filed with the application, will have a
frontage of 10.10 metres on Aldea Avenue to a depth of 28.89 metres and will contain a lot area
of 289.5 square metres. This parcel will contain one half of the semi-detached dwelling known
municipally as 1042 Aldea Avenue.
The retained land, shown as Parts 3 & 4 on said plan, will have a frontage of 9.41 metres on
Aldea Avenue to a depth of 28.89 metres and will contain a lot area of 274.3 square metres.
This parcel will contain one half of the semi-detached dwelling known municipally as 1044 Aldea
Avenue.
THE APPLICATION indicates that there is an existing easement over Parts 2 & 4 as in Inst. No.
OT10460 and that the Property is not the subject of any other current applications under the
Planning Act.
