PURPOSE OF THE APPLICATION:
The Owner wants to establish an easement/right-of-way over a portion of its property.
The proposed easement/right-of-way will be for the benefit of the abutting property
owner to the north, known municipally as 231 O’Connor Street.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owner requires the Consent of the Committee for a Grant of
Easement/Right-of-Way and a Joint Use and Maintenance Agreement. The proposed
easement/right-of-way is shown as Part 1 on a Draft 4R-Plan filed with the application. It
will have a frontage of 0.91 metres on O’Connor Street, a depth of 15.71 metres and will
contain an area of 14.3 square metres.
The subject land, shown on a Plan of Survey filed with the Committee, has frontages of
33.38 metres on O’Connor Street, 100.65 metres on Somerset Street West and 20.15
metres on Cooper Street. It has an irregular depth of 67.46 metres and contains a lot
area of 4,113.6 square metres. This parcel is known municipally as 263 Somerset
Street West and contains an existing apartment building and other buildings.
THE APPLICATION indicates that the Property is not the subject of any other current
applications under the Planning Act.
