PURPOSE OF THE APPLICATIONS:
The Owner wants to demolish the existing dwelling and shed and subdivide the property
into three separate parcels of land. It is proposed to construct a three-storey detached
dwelling on one parcel, and a three-storey semi-detached dwelling on the other two
parcels, with one dwelling unit on each of the parcels. The application indicates that the
proposed semi-detached dwelling will have secondary dwelling units located in the
basement.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owner requires the Consent of the Committee for Conveyances
and Grants of Easements/Rights-of-Ways. The property is shown as Parts 1 to 5 on a
Draft 4R-Plan filed with the applications and the separate parcels will be as follows:

It is proposed to create Easements/Rights-of-Ways as follows:
An easement over Part 2 for the benefit of the Owner of Parts 3 & 4 for the purpose of
pedestrian access to the rear yard.
An easement over Part 3 for the benefit of the Owner of Parts 1 & 2 for the purpose of
pedestrian access to the rear yard.


The proposed parcels of land and dwellings will not be in conformity with the
requirements of the Zoning By-law and therefore, Applications for Minor Variances
(D08-02-15/A-00256 to D08-02-15/A-00258) have been filed and will be heard
concurrently with these applications.
