PURPOSE OF THE APPLICATION:
The Owners want to subdivide their property in order to create a new vacant lot that will
be used for agricultural purposes.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owners require the Consent of the Committee for a Conveyance.
The land to be severed will have frontage of 481 metres on Spruce Ridge Road to a
depth of 636 metres and will contain a lot area of 27 hectares. This parcel is vacant and
is known municipally as 395 Spruce Ridge Road.
The conveyance of the severed lands will have the effect of creating two parcels. One
parcel, shown as Lot 4 on a sketch filed with the Committee, has frontage of 636 metres
on Spruce Ridge Road and contains a lot area of 40.5 hectares. This parcel contains
an existing detached dwelling and accessory buildings (2 log barns) and will be known
municipally as 517 Spruce Ridge Road. The other parcel, shown as Lot 2 on the sketch
filed, also has frontage of 636 metres on Spruce Ridge Road and will contain a lot area
of 40.5 hectares. This parcel is vacant and will be known municipally as 355 Spruce
Ridge Road.
THE APPLICATION indicates that the Property is not the subject of any other current
applications under the Planning Act.
