PURPOSE OF THE APPLICATIONS:
At its Hearings on February 18, 2015, the Committee granted Consent Applications
(D08-01-14/B-00457, D08-01-14/B-00458) to subdivide the property into two separate
parcels of land and adjourned application (D08-01-14/B-00459) sine die. The Owners
now want to demolish a portion of their existing garage located on the south side of the
existing dwelling and further subdivide the property to create a third parcel of land. One
parcel will contain the existing dwelling and the other two parcels will each contain a
proposed detached dwelling.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owners require the Consent of the Committee for Conveyances,
Mortgages/Charges and Patial Discharge of Mortgages/Charges. The property is shown
as Parts 1 to 3 on a Draft 4R-Plan filed with the applications. Part 3 was the subject of
a previous approved conveyance as in Consent application (D08-01-14/B-00458). The
other parcels will be as follows:

Approval of these applications will have the effect of creating two new parcels of land. The
parcel of land containing the existing dwelling (D08-01-14/B-00459) will not be in conformity with
the requirements of the Zoning By-law and therefore an Application for a Minor Variance (D0802-14/A-00416) has been filed and will be heard concurrently with these applications.
