Site Plan Control: The application is proposing the development of a one storey building with a gross floor area of 1115.4 square metres, which is an increase of 231.4 square metres size from the previous building. The increase in the building's footprint requires some reconfiguration of the existing parking area. The parking area will continue to have access to both St. Joseph Boulevard and Edgar Brault Street and 38 vehicle and five bicycle parking spaces are proposed. The existing trees on the site are proposed to be removed to accommodate the development. New landscaping is proposed around the periphery of the site, including the two street frontages. The main access into the building will be from St. Joseph Boulevard, with a secondary access along the east side of the building. A walkway with steps as well as a barrier free ramp linking the main entrance to the existing sidewalk is proposed.
