Zoning By-law Amendment: An application for Zoning By-law to change the zoning to an R4 zoning to permit a low-rise apartment dwelling. The proposed amendment also seeks relief o To permit a total interior side yard setback of 1.5 metres, with a minimum of 1.2 metres from the southerly interior lot line and 0.3 metres from the northerly interior lot line (Total 2.4m with no yard less than 1.2m normally required). o To permit a reduced front yard setback of 3.3 metres, whereas the Zoning By-law requires a minimum setback of 4.07 metres (average of the existing setbacks of the abutting lots). o Permit a minimum aisle width of 5.5 metres (6.7 required) o Note this is the smallest dimension between the parking spaces and any structure. o Maximum building height for a low-rise apartment - 12.5 metres (note maximum height in R3R zone for a Three Unit Dwelling is 11.0m) o Increase the rear yard setback for an apartment low-rise to minimum of 17.5 metres.
