Zoning By-law Amendment: The Owner proposes to construct a townhouse dwelling with three units at the north side of the property, which is currently undeveloped. A consent application will be filed with the Committee of Adjustment to create one parcel through a Severance to accommodate the proposed dwellings. The Zoning By-law Amendment application proposed to amend the zoning on the north ("severed") parcel, from Development Reserve (DR) to Residential Third Density, Subzone Z, Exception 1745 (R3Z[1745]) to permit the proposed townhouse dwellings. The south ("retained") parcel is proposed to be simultaneously rezoned from Development Reserve (DR) to Development Reserve Subzone 1, Exception XXXX (DR1 [XXXX]) to bring the existing non-conforming single-detached dwelling on the property into compliance.
