Zoning By-law Amendment: The applicant is requesting to change the subzone from a R4S zone to a R4K zone with a new site-specific exception that will permit frontage and site access on a public lane (River Lane) for the new detached dwelling. The proposed dwelling does not meet the minimum 270 m2 lot area of the R4S zone but does meet the 197 m2 lot area of the R4K zone. The proposed addition to the existing dwelling does not meet the minimum side yard setback of at least 60 centimetres greater than the building wall located closest to the side lot line under Section 60 of the Zoning By-law. A reduction of 30 centimetres to this performance standard is requested given the narrow width of the existing building. View application on ottawa.ca
