Official Plan Amendment: The application proposes a three, mixed-use buildings consisting of residential and commercial uses. The subject lands are designated as General Urban Area in the Official Plan. The South Nepean Urban Area Secondary Plan (Areas 9 and 10) policies also apply to these lands which designates this area for commercial uses. This designation permits a variety of commercial retail uses as a well as a gas bar and a convenience store use. The current zoning permits only residential uses and the Secondary Plan permits only commercial uses at the subject site.The proposed amendment will change the Secondary Plan from a designation permitting only commercial uses to one permitting both commercial and residential, correcting the inconsistency between the Zoning By-law and Secondary Plan.
